Smith & Associates facilitates $3.3M land buy for fire station

LARGO — Smith & Associates Real Estate has facilitated the $3.3 million off-market acquisition of a 2.36-acre site by the city of Largo, assembling five parcels that will make way for construction of a new state-of-the-art fire station.

The transaction was brokered by Patrick Calhoon of the Calhoon Commercial Group at Smith & Associates Real Estate and Jacki Fabrizio, Smith & Associates Real Estate, who negotiated the acquisition between the city of Largo and Clear Panel, LLC.

Located on Belcher Road South just south of East Bay Drive, the assembled site includes a 7,120-square-foot warehouse and adjoining vacant parcels with Belcher Road frontage. The city plans to redevelop the property as the future home of a modern replacement for Fire Station 42.

“Successful commercial real estate transactions often involve much more than buying and selling property,” said Patrick Calhoon, a commercial Realtor with Smith & Associates Real Estate. “This acquisition required assembling multiple parcels through an off-market process while aligning the interests of all parties. It’s rewarding to help deliver a project that will serve the Largo community for decades while demonstrating the value of strategic commercial real estate in supporting public investment.”

• Chloe H. Schmidt of Belleair Beach, a graduate of Largo High School, has received a National Merit Scholarship from the University of Florida.
